When selling your home, we want to create a marketing plan that reaches the greatest number of potential buyers. One of the best ways we do that is by listing it on the MLS (multiple listing service) which syndicates to thousands of websites all over the world! We only have one shot to get this right, so we want your house to show well online so that buyers will be enticed to come by and take a look when it goes on the market.
Your home will show best if it’s clean, decluttered, and the photography is done by a professional real estate photographer. They can also add a floor plan, a map of the area with property lines, drone video, and virtual tour. I only recommend a virtual tour if we are going to list your home vacant. It’s not a good idea if you are living there while it’s on the market, because it can attract burglars.
From there, we can market through Facebook, Instagram, YouTube, flyers attached to the yard sign, Open House, and invitations to about 500 neighbors to attend the Open House. We also tell our fellow Realtors about it at our weekly real estate meetings. We can do a slideshow of your property, talk about its unique features, and invite them to what we call a “Broker’s Open.” This is an Open House right after the meeting where only the Realtors are invited. This is a great opportunity to see if your house fits the qualifications that some of their buyers are looking for.
The key factor in marketing your home, is the price. We want to market it at a price that will interest buyers. If we are getting multiple offers, it will drive the price up. If we are getting showings, but no offers, then we are typically 5-10% over market value, and if we are getting no showings, then we are at least 10% over market value.
Ultimately, buyers have different needs and it doesn’t matter if you are in a residential neighborhood, or at the end of a dirt road in fire country or whether you live in a small town or a large city, there is a buyer that is looking for a home just like yours!
