Understanding market trends: Today’s market is still going strong in Northern California. Most of the counties have sold more in March than the previous month, and most counties have more new listings and pending listings than the previous month. Other than the report, some important points to know is that the best time to list your home is in the spring – March 1 – June 30 and again in the fall – September 1 – October 15. Those are the times when buyers are most active and the homes typically sell for the most.
Home valuation insights: There are certain factors that contribute to your home’s value such as: location, condition, and comparable sales in the neighborhood. The location can affect the sales price and the time it takes to sell the home. For instance, the average sold price and DOM (days on market) of these cities currently is as follows: Grass Valley $400,000, DOM 30, Yuba City, $500,000, DOM 12, Woodland $600,000, DOM 17, and Auburn $700,000, DOM 30. I recommend only updating your home if you can get it back in the sale. If your floors and counter tops are outdated, but in good shape, let the buyer update them the way that suits them best. The main thing is that you make the repairs necessary to pass appraisal and for the house to be functional for the new buyer.
Introduction to home appraisal: We want to accurately price your home because if we price it too high, then the buyer will have to pay an appraisal gap for what the house is selling for and what it appraised for. The appraiser is going to look at comparable sales in the neighborhood as well as the location and condition of your home and appraise it accordingly.
