In month 3, we want to make a list and prepare mentally for preparing your home to look it’s absolute best when it comes time to sell. Since you are selling in a year or two, you can to do a splendid job in this area because you can plan way ahead of time and be well prepared!
Tips for the Exterior – you want to think neat, clean and beautiful. Clear the deck of clutter and make sure you have clean cushions on the lawn chairs. Replace if worn or faded. Roll hoses up neatly on a hose reel or the ground. If you have a large piece of property, start clearing early so it won’t be overwhelming if you wait until the end. Clear broken pottery, old pieces of furniture, tarps, and cracked or broken trash cans.
Tips for the Interior – Many things you will do right before it goes on market, but there are some things that will be better if you work on it ahead of time. Decide what furniture you want to use for staging if possible. Decide what items in your home need updating or repaired. Fix the leaky faucet or leaky pipe under the house that you have been putting off for years. If you have some collections, start calling antique dealers or art galleries that would be interested in your items. Start donating books to the library or giving away clothes from your closet. Look through your kitchen cabinets and sell or give away any dishes that you are not using.
Tips for the Garage or Shop – I just helped a family prepare their home for market and he was a race car driver. He had a lot of antique car memorabilia in the garage and some that was worth money such as those old garage signs that are round and 2′ in diameter. He had two that were worth $1,000 each! Cleaning out the garage was a lot of work, so I recommend starting early to save a lot of stress when it comes time to sell your home. If you have tools, cars, car parts, or old tires lying around, it would be best to find someone who can use them and will take them away sooner than later.
